It’s hard to believe we’re already halfway through 2026.

Summer is here, the real estate market has picked up, and the past few weeks have brought more than their fair share of rain.

Take a few minutes to check your sump pump, backup power, downspouts, drainage and anything stored near basement floors. A little preparation now may prevent a much larger headache later.

Halfway through the 2026 real estate market

Brandon’s housing market has remained active and resilient through the first half of the year.

The average residential sale price in June was $362,744. While that is slightly below the peak we saw earlier this spring, it is still 27.8% higher than the average June price three years ago.

Homes sold in an average of just 16 days, showing that well-priced properties are still attracting strong buyer interest.

We also saw 105 new residential listings come to market in June. That gave buyers some welcome new options, although properties in the $200,000 to $400,000 range continue to move quickly and make up the busiest part of the market.
