Brandon Real Estate: What July’s Numbers Really Tell Us

If you only looked at one number from the Brandon real estate market in July, you might think things changed dramatically.

Brandon’s year-to-date average sale price sits at $345,771, which remains above the year-to-date averages from 2025, 2024 and 2023.

The average residential sale price dropped to $320,003, down from $362,744 in June.

That looks like a big shift.

But it doesn’t necessarily mean Brandon home values suddenly dropped.

It’s a good example of why we always want to look beyond one number when trying to understand what’s actually happening in our market.

Why Did Brandon’s Average Sale Price Drop?

Average sale price is exactly that: an average of the homes that sold during the month.

If more expensive homes sell one month, the average can jump. If more affordable homes make up a larger share of sales the next month, it can fall.

That’s why July’s $320,003 average needs some context.

July 2025 had an average sale price of $327,154, while July 2024 came in at $323,935. So while July 2026 was significantly lower than June of this year, it was much closer to what we’ve seen during July in recent years.

Homes Are Still Selling Quickly

One of the numbers that stands out to us is days on market.

The average Brandon home sold in 18 days in July.

That’s up slightly from 16 days in June, but still faster than the 20 to 26-day July averages we’ve seen in previous years.

There were 61 residential sales during the month, with the $300,000 to $400,000 range continuing to be particularly active. That price range accounted for 19 of July’s sales.

That tells us something important.

Even though the average sale price fell, buyer demand didn’t disappear.

What Usually Happens in Brandon During the Fall?

We often get asked whether sellers have “missed the market” once spring and summer are over.

Historically, that hasn’t necessarily been the case.

September has often remained an active month in Brandon before sales begin to slow more noticeably later in the fall.

For example, in 2025, Brandon went from 40 residential sales in August to 48 in September. The average sale price that September also reached $374,970.

The slowdown became more noticeable later, with sales dropping to 39 in October and 20 in November.

We saw a similar pattern in 2024, when sales went from 45 in September to 41 in October and 31 in November.

That doesn't tell us exactly what will happen this year.

But it gives us some useful context as we head toward September.

What We’re Watching This Fall

Rather than trying to predict exactly where prices will go, there are a few numbers we’ll be paying close attention to.

Inventory is a big one.

Brandon had 82 new residential listings come to market in July, with 140 active residential listings.

If the number of new listings begins to fall as we move deeper into fall, buyers could find themselves with fewer homes to choose from.

We’ll also be watching days on market.

An 18-day average tells us homes are still moving relatively quickly. If that number begins climbing, it could signal that buyers are becoming more selective.

And finally, we’ll be watching individual price ranges.

So far this year, the $200,000 to $400,000 range has accounted for 189 residential sales, making it an important part of the Brandon market.

Because real estate isn't one market.

A $275,000 home can be experiencing very different conditions than a $600,000 home at exactly the same time.

If You’re Thinking About Selling This Fall

You haven't automatically missed your opportunity because spring is over.

There may be fewer buyers as we move later into the year, but there may also be fewer homes competing for their attention.

The key becomes preparation, pricing and understanding the competition around your specific home.

Instead of asking, “Is fall a good time to sell?”

We'd rather look at your home, your price range and your plans and ask, “What does the market look like for you?”

That's a much more useful conversation.

If You’re Thinking About Buying This Fall

Fall can create opportunities, but there can be a trade-off.

Competition may begin to ease in some parts of the market, while the number of homes available may also decline.

That makes preparation important.

Knowing your budget, understanding what you actually need and being ready when the right home appears can put you in a much better position.

You don't need to rush.

You just want to be ready.

The Bottom Line

July was an interesting month for Brandon real estate.

The average sale price dropped noticeably, but homes continued to sell quickly, year-to-date pricing remained strong compared with recent years, and buyer activity continued across some of our most active price ranges.

That's why we don't think one headline number tells the whole story.

The better question is always:
